Appointments:
The house is equipped with the newest electrical furnishings and sanitary facilities. There is an independent water supply. The heating system is oriented towards renewable energy.. The entire concept is based on solar energy and wood burning with a water tank of 1750 liters. It would be possible to convert to a solar panel system to produce electricity. With 10 ha of private forests, there is enough wood to supply to the firewood plant which is only put to use during freezing temperatures.
Otherwise the solar system is enough to supply warm water and heat during 9 months of the year.An emergency pipe gas heating system allows the house to stay warm even when unoccupied in the winter months.
The complete system of wine production follows the guidelines of modern wein cultivation and allows for a fully mechanical grape harvest.
The current plant is new and equipped only with machines and tractors specific for vineyard cultivation.

Junges Qualitätsweingut im Montescudaio DOC Weinanbaugebiet in bester Südhanglage, 30 km vom Meer

 

Young vineyard in the Montescudaio DOC region in prime south facing slope and at 300 meters above sea level. Currently there are 9,8 ha of vineyard land being cultivated. the following sorts were planted. Shyraz, Sangiovese, Cabernet Franc, Merlot and Petit verdot. An old Roman vine sort, Amigre, will be produced in the year 2009. There are 3 sorts of pure wines (Petit Verdot, Cabernet Franc, shyraz) and an Assamblaggio with Shyraz and Sangiovese. All the wines belong to the middle to high-price segment of the market the entire land of a total of 25 ha. borders in a circular layout the newly built cellar rooms.
These were built into the mountainside and the fassades face the vineyard sloped. Over there is the "Cantina" with 200 m² surface area and 4 meter high ceiling, in front of it is an extension with the sanitary facilities such as showers and WC, a 126 m² storage room for filled bottles, the enoteca with 51 m², an office with 54 m², a private wine cellar of 111 m², and a workshop with 111 m². In an open area above the Cantina is the outbuilding for the heating equipment measuring 115 m². The tractors are also stored in this outbuilding.
The main building of the vineyard estate is a natural stone house of 347 m² living surface area, which was completely renovated and partially newly rebuilt.

Groundfloor: (total 220 m²) entrance, 80 m² large room with open kitchen, living and dining room with floor heating, 3 bedrooms with 2 bathrooms, guest WC, large room for the heating equipment and washing machines, a stock room.
1st floor: (total 127 m²) 2 independent 1-bedroom apartments of 63,5 m² each with 2 bathrooms, each with separate terrace and separate entrance.

 
Miscellaneous:
