This idyllic country estate consists of a 400 m² farming house (Casanova) with a good structure but in need of a full renovation and of a ruin old mill ( Molino Agnanese) with an additional 400 m² of living and usable surface area. Both buildings date back to the years 1400 - 1500. The farm house sits on the north end of the property which measures 43 ha and sits on a hill at 450 meters above se level. The mill is located at the southern end of the property, in the valley. Since the year 1600 one enjoys the same unobstructed beautiful scenery and view to Rosennano, San Vincenti, Montebenichi, Rapale, Civitella della Chiana and Crete all the way to the Monte Amiata and Monte Cetona. The location is wonderfully enclosed and protected, and ha a southerly exposure. Along the south western border flows the stream Ambrella, an impressive mountain water current along which the old mill sits.
Distribution main house: Ground floor: large entrance area with natural rock floors. The house was built directly on rocks: 1 room, 1 storage room, 1 small room and 2 large rooms in the Souterrain where the stables formerly were, a cellar of natural rock and clay soil. 2 small rooms are located across the house and have a separate entrance. Miscellaneous:
The property consists of 44 ha of which 3, 5 ha are olive groves (210 olive trees), 3 ha grain fields, 11,5 ha pasture land with bushes and 25 ha of forests. With the exception of the planting of the olive trees and some small walnut trees, the land was left unspoiled since 30 - 35 years. Wild horses on the property were broken with great success (stallion, 5 - 6 mares and several foals). Despite being surrounded by this untouched nature, access to the house is via an only 800 m natural road coming from the asphalted province street. |
