All rooms on the ground floor are connected by round arches and have a very cosy atmosphere. The floorings throughout the house are of terracotta tiles. The ceilings have traditional chestnut wooden beams with Mattoni. The bedrooms on the first floor are air conditioned. Water and electricity are supplied by public providers. The house is equipped with a gas heater and has ISDN telephone connection with fast internet connection. There is an organic water treatment system on property which meets the current standards.

The completely rebuilt and well maintained Rustico occupies a desired domineering hillside position, 300 meters above sea level. The house sits in a peaceful secluded location with an incredible 270 °panorama view of the hilly countryside up to the ocean. The bay of Castiglione della Pescaia, the island of Montecristo and the Giardino dei Tarocchi can be seen. The main house offers 220 m² of gross living surface area and a large covered shaded pergola equipped with a pizza baking oven and an outdoor grill. Adjacent to the house is 25 m² natural stone renovated annex currently used as an Atelier. Bordering the house is a wonderful vegetable garden, an oliive grove which produces fine oil and a small vineyard for wine production.
